Tahoe Real Estate Market Update 5/25/20

I don’t think that California south shore lodging has opened but the Nevada lodging has been available this past week. More south shore restaurants are now open for business with outdoor seating. The US Forest Service has opened up the outdoor recreation areas. For the Tahoe Keys homeowners, you will be excited to know that the boat launch is now open. Although the inspection stations are Not Open! If you don’t already have a tag to allow boat launch access, then you’ll need to wait until the inspection stations are open.

The real estate market has been consistent for the past week with strong activity. Here are the numbers from the past week beginning on May 18th, 2020. This data is extrapolated from the South Tahoe Association of Realtors MLS (Multiple Listing Service) and the Northern Nevada Regional MLS.

California South Shore

  • 27 New Listings
  • 17 New Pending Sales
  • 7 Closings

Nevada East Shore

  • 7 New Listings
  • 6 New Pending Sales
  • 2 Withdrawn Listings
  • 0 Closings

It’s interesting to note that 5 of the new listings sold within the first 10 days on the market. The pending sale prices ranged from $220,000 to $800,000. The new listings for the California south shore are gradually increasing and beginning to outpace the new pending sales. This is typical for the season. The Buyer surge was anticipated as interest rates dropped and all activity was on hold since mid-March. As the California lodging and businesses approach a full re-opening, activity levels should keep us busy!

The Nevada east shore has been constrained by the lack of new listings. There is a pent-up demand for homes under $800,000. Most of the sales in this price range are condo/townhomes.
